
Location
This development site was acquired in 2004 by the Mountbrook Group by way of competitive tender. Mountbrook’s success was underpinned by RKD Architect’s competition winning design which incorporates an expansive glass façade fronting onto the River Liffey.
The development is located in an area known as the Dublin Docklands. In 1997 the Docklands Development Authority was initiated to counter social and economic problems in the area. It is anticipated that the 15 year project (1997-2012) will result in the population of the Docklands increasing to 42,500. It is envisaged that in the region of 30,000 to 40,000 jobs will be created within, with 11,000 new homes built.
Riverside IV is the last remaining Grand Canal Harbour development site in Dublin’s docklands, located centrally between Grand Canal Dock and the River Liffey. Total site area is 0.88 hectares (2.2 acres). When completed the development will have uninterrupted views of the river Liffey.
Development
Initially granted planning permission in 2005, the original design by RKD Architects comprised of a mixed use development consisting of 13,500sq.m. of office and residential accommodation. The commercial/office buildings ranged in height from eight/four storeys in height, with the front block rising to over 7 storeys fronting on to the River Liffey. In 2006 the proposal was revised and the development is now comprised entirely of office space, incorporate a 400sq.m atrium along with 45 car parking spaces, which will be accommodated in two blocks.
The site is split into two lots, Lot 1 fronting Sir John Rogerson’s Quay and Lot 2 located to the rear of this. Both sites are regular in shape. Lot 1 has a frontage to Sir John Rogerson’s Quay and the Rover Liffey of approximately 88m, an average depth of approximately 75.2m and extends to an area of approximately 6,617.6sq.m. (0.66 hectares). Lot 2 is located to the rear of Lot 1. Access to this site will be given from new access roads through the site, which will split Lot 1 and 2. Lot 2 will have a frontage to this new access road of approximately 88m and an average depth of 25m, and extends to an area of approximately 2,200sq.m. (0.22 hectares).

Future
The development is scheduled for completion in early 2008, and will be ready for occupation. Block A is currently occupied by Matheson, Ormsby Prentice Solicitors and is now the largest legal practice in Ireland, with a total floor area of 8,050sq.m. (86649sq.ft.).
